first question is about exerting to kill. say if boromir used blade of gondor and exerted to kill my  Sauron orc. would that then discard my gleaming spiers will crumble?

second one is for some secret art of flame. can I play any condition during the regroup phase like fires raged unchecked, or is it only for a condition that says play during the regroup phase?

Yes. If one side is killed or removed from the skirmish (say, by discarding), that side loses.

Yes... SSAoF grants the ability to play a Sauron condition during regroup.
